Rules for Use of Common Areas

Revision Date: November 1, 2024

  1. The association has a “Release, Waiver, Assumption of Risk, and Indemnity Agreement”.  It is the responsibility of the Lot Owner and/or Authorized User to have this document read and signed by all invited guests.  Release can be found at https://geteliteleads.com/swle-agreement/

  2. Lot Owners and Authorized Users are required to carry minimum $300,000 liability insurance on their boat(s) and Limited Common Area Dock. Lot Owners must list the HOA as an “Additional insured” on their policy.

  3. Children must be supervised at all times and wear life preservers on boats, docks, and all beach areas.

  4. No diving anywhere.

  5. The Board must approve any boat or watercraft launched at Still Water Lake Estates. Decontamination for invasive species must be completed prior to launching. Proof of decontamination must be provided. Decontamination processes can be found at http://wildlife.utah.gov/decontaminate.html Guests boats are not allowed without Board approval.

  6. Owners are allowed to use either lake but only have a Rotation on the lake in which their Lot is located.  Moving between lakes must be done so as to not interfere with those currently using either lake.

  7. Wakeless idle speed only through the boat tunnel.

  8. 15 minute Rotations shall move from west to east.  Signify inclusion in rotation sequence by displaying a flag on your dock that is reasonably visible to all other Owners on your lake. Do not post your flag until you are ready to go or will be ready when your turn comes. Your Rotation starts when previous users boat is back on his/her lift and ends when your boat is back on lift (max. 15 min). Your flag must be removed immediately when you are not in rotation for another turn.

  9. Only one boat may utilize each lake at one time.

  10. Use extreme caution when driving and pulling someone around the turn islands.  Inexperienced drivers or skiers/wake-boarders must either stop at the end of the lake or turn well before the islands.

  11. Care must be taken when driving boat to avoid contact with slalom course buoys.  Pay particular attention to ski ropes behind the boat.  Turn wide to avoid the handle catching the buoy lines.  If you dislocate a buoy, you must replace it immediately with parts provided by the association and according to the system installed by the association.

  12. Care must be taken and preventive measures in place to prevent trash and other objects from blowing into the lake from your boat, dock, Lot, parks, etc.  Patio furniture and any loose items on docks must be tied down or anchored.

  13.  Fishing on the lake is prohibited.

  14. Feeding and caring for ducks, geese, and any other waterfowl is strictly prohibited.

  15. Owner/Authorized User, their spouse, or dependent child age 21 to 23 and eligible to be claimed as a dependent on the Owner/Authorized User’s federal tax return must be physically present for the Members or their guests to use a Rotation.

Boat Driving Etiquette

  1. When a skier falls continue straight down the course and bring the boat back to idle/wakeless speed before turning to prevent rollers from going down the course in addition to preventing the rope from catching and damaging buoys. Once your boat is pointed back towards the skier idle back to them at wakeless speed or bring your boat back up on full plane if they are far away.

  2. Never drive perpendicular to the course except at wakeless speed to prevent rollers. Rollers that are sent down the lake take about 5 minutes to travel the length of the lake.

  3. Always operate your boat at wakeless speed on or plane to prevent rollers. Even at wakeless speed you may need to bump your boat in and out of gear to get desired wakeless effect.

  4. If there are other owners using the lake put your boat back on the lift rather on the side of the dock to prevent wakes from bouncing off of the side of your boat and into the course.

  5. When you are done with your rotation honk your horn if there are other owners waiting to use the course.
